Material is a Christchurch property developer working with Registered Architects to create homes across three tiers: Series, Editions and Originals. Each responds to a different combination of site, budget and architectural opportunity. All share the same commitment to homes that work well, feel good and last.
The three tiers were part of our thinking from the beginning.
When we established Material, we wanted room to work across different kinds of housing. Accessible first homes. Developments that explore different ways of living. Individual projects shaped by a particular site or brief.
We wanted that ambition to be clear from our first development. Each project should contribute to a broader understanding of Material and the range of homes we intend to create.
Series, Editions and Originals give that ambition a structure. They help us define each project and help buyers understand where it sits.
Every Material project starts with a judgement: what is the best response to this site?
The art lies in knowing where to invest, what to simplify and when a different approach could produce a better home. Orientation, surroundings, budget and the people likely to live there all influence the answer.
Sometimes that means questioning the familiar approach. Choosing a single-level layout where two storeys might be more profitable. Exploring a different building form or backing a material others might overlook.
We have our own view on what makes a home better, and we are willing to take a risk where we believe the outcome justifies it. We explain the thinking, acknowledge the trade-offs and stand behind the result.
The three tiers give us scope to pursue that approach across different settings and budgets.
Series is our most accessible tier, bringing Material’s approach to homes with tighter budgets, smaller sites or greater density.
Here, design decisions have to work hard. The placement of a staircase, the depth of a wardrobe or the relationship between a kitchen and dining table can make a substantial difference to how a home lives.
We focus attention on those decisions: useful storage, comfortable furniture layouts, natural light and materials suited to everyday use. Each development responds to its site, with planning that makes good use of the space available.
Series is intended for first-home buyers and other owner-occupiers who value design and need the numbers to work. It keeps accessibility central to Material’s ambitions.
Editions allows greater scope for spatial, material and architectural expression.
That might mean a single-level layout, a different relationship between rooms, a richer material palette or a more expressive building form. The opportunity comes from what the site and budget allow us to explore.
Space is judged by how it is experienced and used. Proportion, ceiling height, light and connections between rooms can give a home generosity without increasing its floor area.
Editions is intended for buyers seeking a more individual home, with greater scope to explore how architecture, space and materials shape everyday living.
Originals is our tier for singular or bespoke projects, where the site, budget and brief allow the fullest expression of Material’s approach.
A distinctive setting or a highly individual brief may create an opportunity for architecture that could only belong in that place. The building’s form, its spaces and its materials can be developed closely around those circumstances.
Originals is intended for buyers seeking individuality and a strong architectural identity. These projects give us scope to pursue ideas in depth, with each decision contributing to a coherent whole.
The tiers describe the scope of a project. Our responsibilities remain consistent.
Every Material development starts with its site. Orientation, light, context and the way people will move through their homes inform the design.
Every home is planned for daily life, including the ordinary details that are easy to overlook: where furniture fits, where belongings go and whether a room is comfortable to use.
Materials are selected with their future in mind. We consider how they will perform, what maintenance they will require and how they will look after years of living.
And our relationship with owners continues after they move in, through clear communication, responsive aftercare and an interest in how the homes perform over time.
The three tiers also give us a useful discipline as developers.
They help establish what a project is trying to achieve, who it is for and where attention and investment will make the greatest difference. That clarity guides decisions from the early assessment of a site through to design, specification and delivery.
As Material grows, Series, Editions and Originals will allow our projects to vary in scale, price and expression while remaining connected by a recognisable approach.
Our ambition is to make better design relevant to more people, across different budgets and stages of life.
Series. Editions. Originals. Materially better homes.
